A downspout at the rear corner of a house blocks in October, when a summer of debris finally packs into the elbow at the bottom. Nobody notices, because the corner is behind a shed and the overflow only happens during heavy rain, which is when nobody is standing outside looking at gutters. Clearing it would take fifteen minutes and a screwdriver. What follows instead, traced year by year on a composite that could be assembled from any number of ordinary houses, is a repair bill several orders of magnitude larger.
Year One, When the Only Symptom Is a Sound
In the first year the blockage produces nothing except water coming over the front lip of the gutter during heavy rain and falling in a sheet against the corner of the house. The soil at the base becomes a small trench. A patch of siding stays damp for a day longer than the rest after each storm. If anybody notices anything, it is the sound of water hitting the ground harder than it should, and the sound stops when the rain does.
The damage in year one is genuinely negligible and entirely reversible, which is the cruelty of the sequence. This is the point at which fifteen minutes solves it completely and permanently, and it is also the point at which there is nothing visible to prompt anybody to spend those fifteen minutes. Every year afterward, the fix gets more expensive and the prompt to act gets stronger, and the two curves never cross in the homeowner’s favor.
Year Two, When the Water Finds the Inside
By the second autumn the trench at the base has deepened enough that water pools rather than running away, and the soil against the foundation stays saturated for days after each storm. Moisture begins moving through the foundation wall, which is what foundation walls do when there is water on one side and dry air on the other. In a basement it shows as a damp band along the base of the wall or a faint bloom of efflorescence, and in a crawl space it shows as nothing anybody sees.
Above ground the siding at the corner has been repeatedly wetted and dried for two years, and the caulk at the joints has begun to open. Water now gets behind the siding during heavy rain rather than merely running down it. Nothing has failed yet in a way anybody could point at, and a homeowner walking the perimeter in dry weather would see a slightly rutted patch of ground and a corner that looks a little tired. The cost of the fix at this point has gone from fifteen minutes to perhaps an afternoon of regrading and recaulking, which is still a rounding error against what comes later.
Year Three, When Something Structural Starts to Go
The third year is where the cost changes category. Water behind the siding has reached the sheathing and the framing at the corner, and wood that stays above roughly twenty percent moisture content for extended periods begins to rot. Rot is not a slow uniform process; it accelerates once established, because decayed wood holds more water than sound wood does. The band joist, the sill plate, or the bottom of a stud is now being consumed by something that will not stop on its own.
Inside, the persistent damp in the basement or crawl space has produced the smell people describe as musty, and there may be visible growth on stored cardboard or on the underside of the subfloor. A homeowner at this point often addresses the symptom, running a dehumidifier or repainting the siding, both of which are entirely reasonable responses to what is visible. Neither touches the downspout, which is still overflowing every time it rains hard, and repainting in particular seals moisture into siding that now needs to be able to dry outward.
Year Four, When the Ceiling Arrives on the Floor
The visible failure, when it comes, is usually somewhere other than the corner. Water tracking along a rotted band joist reaches an interior wall cavity and eventually a ceiling below, and a stain appears in a room nobody associates with the outside of the building. Sometimes it is a section of plaster coming down after a storm. Sometimes a floor above develops a soft spot. The homeowner reasonably concludes there is a roof leak and calls a roofer, who finds nothing wrong with the roof. The repair, once somebody traces it properly, involves opening the corner, replacing rotted framing, replacing sheathing and siding, treating and drying the affected structure, repairing the interior finishes, and correcting the drainage that caused it. That is a real project with real scaffolding, and the invoice bears no relationship at all to the fifteen minutes it would have taken in October four years earlier.
What Actually Failed, and What the Insurance Says
The instinct is to say the downspout failed, and the more accurate account is that the inspection failed. Nobody walked the perimeter during or after heavy rain, which is the only time a drainage problem is visible, and nobody compared one year to the next. A five minute walk in the rain twice a year would have caught it in year one, and the same walk in year two or three would have caught it while the repair was still a matter of siding rather than structure.
The insurance question is worth stating plainly because homeowners often assume it is the backstop. It generally is not. Damage occurring gradually over months or years, and damage resulting from a maintenance failure, are excluded from standard homeowners policies for the reasons those exclusions exist, and a claim for four years of rot at a corner is the textbook case they were written to address. The cost lands on the household, which is the strongest available argument for the walk in the rain.
